Our Story

Modular Storage Solutions (MSS) was founded on a bold vision: revolutionize Canadian self-storage with modular construction, advanced automation, and a smarter financing approach. In early 2020, founder Max Picton launched Canada’s first fully automated facility, going from bare land to fully operational in just 90 days. This rapid deployment validated our belief that traditional storage development was primed for disruption.

Recognizing limitations in existing smart-lock technology, Max assembled a dedicated team of industrial automation specialists to create BluLok, further enhancing the automation and customer satisfaction of our facilities. This continuous innovation and commitment to equity-first financing shapes every MSS facility, offering investors safer, smarter, and faster investment opportunities.
